President Trump Proposes Ban on Institutional Investors Purchasing Single-Family Homes
President Donald Trump announced plans to prohibit large institutional investors from acquiring single-family homes, aiming to improve housing affordability for American families.
President Donald Trump announced on Wednesday his intention to prevent large institutional investors from purchasing single-family homes, aiming to enhance housing affordability for American families. In a social media post, Trump stated that he is "immediately taking steps to ban large institutional investors from buying more single-family homes" and will urge Congress to formalize this measure.
The president attributed the diminishing accessibility of homeownership, particularly for younger Americans, to record-high inflation. He emphasized that "people live in homes, not corporations," underscoring his commitment to prioritizing individual homeownership over corporate interests.
Following the announcement, shares of major real estate investment firms experienced declines. Invitation Homes Inc., the largest single-family home rental company in the U.S., saw its stock price drop by over 7%, while Blackstone Inc., a significant player in the housing market, faced a decrease of more than 4%.
Institutional investors currently own a small fraction of the single-family housing market. According to a 2023 report by the Urban Institute, large institutional investors—defined as those owning 100 or more properties—held less than 4% of the nation's single-family rental stock.
President Trump plans to elaborate on this proposal and introduce additional housing affordability initiatives during his upcoming speech at the World Economic Forum in Davos, Switzerland.
