Real-estate leader warns NYC pied-à-terre tax could spur out-migration to Florida

Resumen

A New York real-estate executive cautioned that the city’s new tax on high-value secondary homes may prompt wealthy residents to relocate, potentially reducing local revenue.

New York City has extended the deadline for owners to prove primary residency and avoid the newly introduced pied-à-terre tax, after confusion arose from a publicly released property list. The tax, approved by state legislators in May, applies to non-primary residences valued over $5 million and to condos or co-ops priced at $1 million or more, with officials initially estimating that 13,000 to 31,000 units would be affected.

David Arditi, founding partner of Aria Development Group, told Fox News Digital that policymakers must acknowledge the trade-offs of the measure. > "Policymakers need to be honest about the trade-offs and what drives the local economy," he said, adding that the departure of high-earning taxpayers would impact the city’s budget more than the individuals who leave.

Arditi noted that the Department of Finance’s published property roll listed more than 960,000 addresses, far exceeding early projections, and called for clearer communication about who is actually subject to the tax. He also observed that the rollout has caused some prospective buyers to reconsider investing in New York, while interest in Florida’s luxury market continues to rise.

The list of targeted owners includes several public figures and celebrities, such as former Secretary of Commerce Howard Lutnick, author Mary L. Trump, director Woody Allen, former Vogue editor Anna Wintour, actress Cynthia Nixon, Councilwoman Gale Brewer and Councilman Joe Carr. Arditi said the tax’s publicity has “given people pause” about purchasing or retaining property in the city, and that while Manhattan’s high-end market shows mixed signals, South Florida’s ultra-luxury sales have already surpassed New York’s this year.
