HDB Launches 9,012 Flats in February Sales Exercise, Including Prime Project in Redhill

Summary

The Housing and Development Board (HDB) has launched 9,012 flats in its February sales exercise, featuring six Build-To-Order (BTO) projects and a concurrent Sale of Balance Flats (SBF) exercise.

The Housing and Development Board (HDB) has launched 9,012 flats in its February sales exercise, comprising six Build-To-Order (BTO) projects and a concurrent Sale of Balance Flats (SBF) exercise. The BTO projects are located in Bukit Merah, Sembawang, Tampines, and Toa Payoh, offering a total of approximately 4,700 units.

Redhill Peaks in Bukit Merah is the sole project classified under the Prime category in this exercise. Tampines Nova and Kim Keat Crest in Toa Payoh are designated as Plus projects, while Sembawang Voyage, Sembawang Deck, and Tampines Bliss fall under the Standard classification. Prime and Plus flats come with higher subsidies but are subject to stricter resale conditions and a 10-year minimum occupation period (MOP), whereas Standard flats have typical subsidies and a five-year MOP.

Notably, about 1,300 flats in this launch have shorter waiting times of under three years. For instance, Tampines Bliss offers a waiting time of one year and 11 months, making it one of the fastest-built projects since the introduction of shorter-wait flats in 2018.

In addition to the BTO flats, approximately 4,320 units are available under the SBF exercise, with about 20% of these units already completed.

Eligible first-time families can receive up to S$120,000 through the Enhanced CPF Housing Grant, enabling them to purchase a three-room Standard flat from S$156,000 or a four-room equivalent from S$224,000.

Applications for the February BTO and SBF sales exercises are open from February 4 to February 11 and can be submitted online via the HDB Flat Portal. Prospective buyers are advised to plan their finances carefully and select flats that align with their budget and needs.

Looking ahead, HDB plans to offer around 6,900 flats in Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands in the next BTO exercise in June. More details on these upcoming projects will be provided during the launch.
