HDB to launch 4,300 BTO flats in February 2027, including Mount Pleasant and Bishops projects

Summary

The Housing Development Board will offer about 4,300 Build-To-Order flats across five projects in February 2027, featuring a second Mount Pleasant development and shorter-wait units in Bishan.

Singapore – The Housing Development Board (HDB) will open applications for roughly 4,300 Build-To-Order (BTO) flats in February 2027, covering five projects in four towns. The launch includes a second BTO estate in Mount Pleasant, a 1,140-unit development near the upcoming Mount Pleasant MRT station, and a 1,070-unit project in Bishan’s Sin Ming area with waiting times of under three years.

The Mount Pleasant project will comprise 450 two-room flexi, 90 three-room and 600 four-room units, along with amenities such as an eating house, a pre-school, an active ageing centre and a residents’ network centre. Analysts expect strong demand, with projected application rates of three to four applicants per unit.

In Bishan, the Sin Ming development will offer 520 two-room flexi, 80 three-room and 470 four-room units, plus a supermarket and a pre-school. The site is about 900 m from Marymount station and 800 m from Upper Thomson station, positioning it within a central town but away from an immediate MRT link.

Two Tampines projects will also be part of the February launch: a 460-unit Upper Changi development that includes five-room flats, and a 330-unit Tampines Street 11 project featuring 240 community-care apartments and 90 four-room units for older residents. Analysts anticipate the Upper Changi flats to attract high interest, citing recent five-room BTO projects that recorded over 12 applicants per unit.

Additional launches include a 1,280-unit BTO in Tengah’s Brickland district, classified as Standard and located near the future Brickland MRT station, and smaller projects in Toa Payoh and Tengah.

National Development Minister Chee Hong Tat has indicated that the HDB may exceed its target of 55,000 new homes for sale between 2025 and 2027, with at least 15,600 BTO units slated for 2027 alone.
