Mortgage Refinancing Surges Nearly 60% Amid Interest Rate Decline

Résumé

Mortgage refinancing applications increased by 58% as 30-year fixed rates fell to 6.39%, the lowest since October.

Mortgage refinancing applications surged by 58% last week compared to the previous week, marking a 70% increase from the same period last year, according to the Mortgage Bankers Association (MBA). This uptick coincides with the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances decreasing to 6.39% from 6.49%, the lowest level since October of the previous year.

"Homeowners with larger loans jumped first, as the average loan size on refinances reached its highest level in the 35-year history of our survey," said Mike Fratantoni, MBA's senior vice president and chief economist.

Adjustable-rate mortgages (ARMs) also saw increased activity, with their share rising to 12.9% of total applications, the highest since 2008. Fratantoni noted that ARMs now typically have initial fixed terms of five, seven, or ten years, reducing the risk of early payment shock compared to pre-2008 ARMs. Borrowers opting for ARMs are seeing rates approximately 75 basis points lower than those for 30-year fixed-rate loans.

In contrast, applications for mortgages to purchase homes rose by 3% for the week and were 20% higher than the same week one year ago. Mortgage rates have continued to decline, with the average rate on the 30-year fixed hitting 6.13% at the start of this week, ahead of a potential interest rate cut by the Federal Reserve.
