Sembawang to Launch Over 1,300 BTO Flats with Shorter Waiting Times

Resumen

In November 2026, approximately 1,310 Built-To-Order flats will be available in Sembawang, featuring shorter waiting times and a variety of unit types, with completion expected around 2029.

Approximately 1,310 Built-To-Order (BTO) flats will be launched in Sembawang during the November 2026 sales exercise, with completion anticipated around 2029. The project, named Sembawang Anchor, is situated in the new Sembawang North housing area and will include a mix of 2-room flexi, 3-room, 4-room, and 5-room flats.

Future residents can expect amenities such as a preschool, eatery, supermarket, and shops within the development. Additionally, a nearby neighbourhood centre and a 1-hectare park will enhance shopping, dining, and recreational options for buyers. This launch will raise the total number of BTO flats with shorter waiting times offered this year to 4,661, surpassing the Housing and Development Board's (HDB) commitment of 4,000.

In other developments, the Bayshore Oasis and Plantation Dew projects will also feature waiting times of just over three years. Bayshore Oasis, located in Bedok, will consist of 855 units across four residential blocks, including an integrated block with both sold and rental flats. Buyers can select from 2-room flexi or 4-room flats, with amenities including a preschool and minimart.

Plantation Dew in Tengah will offer 710 units of various types, including 3Gen flats, and will be the third BTO project to provide white flats, which allow for an open-concept layout. This project will also feature essential amenities and is conveniently located near the upcoming JE2 MRT station on the Jurong Region Line.

In total, four additional projects in Bedok, Geylang, Toa Payoh, and Yishun will be included in the November sales exercise, which was rescheduled from October to give potential buyers adequate time to assess their housing options following recent income ceiling adjustments. The monthly household income ceiling for BTO flats has been raised to $16,000, ensuring that eight in ten Singaporean households remain eligible for subsidised homes.
