HDB to launch 1,310 short-wait BTO flats in Sembawang as part of November sales
The Housing and Development Board will offer 1,310 Build-to-Order flats with a waiting time of under three years in Sembawang, bringing total short-wait launches in 2026 to 4,661 units.
The Housing and Development Board (HDB) announced that 1,310 Build-to-Order (BTO) flats in the Sembawang Anchor development will be available in the November sales exercise, with an estimated waiting period of two years and ten months. The project, situated in the new Sembawang North housing area between Admiralty Lane and Sembawang Drive, will consist of six residential blocks, including an integrated block that combines sold and rental units, and will offer 2-room Flexi, 3-room, 4-room and 5-room flats.
"The development will include a preschool, eating house, supermarket and shops, providing convenient access to everyday amenities," HDB said.
Plans also call for a new neighbourhood centre and a one-hectare park nearby, alongside existing facilities such as Sembawang Mart, Sun Plaza and Bukit Canberra, an integrated sports and community hub with a hawker centre, polyclinic, indoor sports hall, ActiveSG gym and swimming pool.
The Sembawang launch raises the number of short-waiting-time (SWT) flats introduced in 2026 to 4,661, surpassing HDB's target of more than 4,000 for the year. Combined with the 4,690 SWT flats launched in 2025, HDB has offered 9,351 such units over two years and remains on track to reach its goal of 12,000 SWT flats between 2025 and 2027.
In the same exercise, HDB will also release flats at Bayshore and Tengah, each with a waiting time of three years and two months. Together, the three projects will provide 2,875 flats with waiting periods of roughly three years or less, accounting for more than a third of the approximately 7,960 flats slated for the November launch.
The Bayshore Oasis project in Bedok will feature four residential blocks, including an integrated block, and will offer 855 units of 2-room Flexi and 4-room flats. It will be the third BTO project to include "white flats," an open-concept layout that allows buyers to customise space, and the first to extend this option to 5-room flats.
"Depending on their needs and preferences, buyers can create larger bedrooms, more spacious living and dining areas, or dedicated spaces for working from home and hobbies," HDB said.
Additional projects in Bedok, Geylang, Toa Payoh and Yishun will also be part of the November sales, with full details to be released when the exercise begins.
