Travelers looking to exchange homes for vacations should first review any lease or homeowners’ association restrictions, as some rules on short-term rentals also apply to swaps. Municipal ordinances may similarly limit such arrangements, so local regulations need to be checked.
Homeowners are urged to confirm that their insurance policy covers house swapping and to have any approval noted on the policy, according to Drew Seitam, founder and chief executive of the People Like Us exchange platform.
Potential hosts are also recommended to choose a well-established exchange service. Maddy Novich, an experienced user of HomeExchange, said a large platform provides more destination options and built-in tools for calendar management, guest verification and customer support.
When creating a listing, Seitam suggests posting early, using clear photographs and an honest, welcoming description rather than staging the home like a rental. He notes that members value authenticity and warmth when allowing strangers into their residences.
Swappers should consider securing personal items, clearing space in drawers and closets for guests, and preparing a welcome letter with appliance instructions and local recommendations.
